Get Pre-Qualified

📍 Before we start seriously shopping, let’s find out what financing may look like for you.

Getting pre-qualified helps you understand your price range, financing options, and what you may need to do next.

🏦 Why Get Pre-Qualified First?

It is tempting to start with the fun part—looking at houses. But before we fall in love with a property, it helps to understand the financial side of the purchase.

A lender can help you look at your overall financial picture, discuss loan options, and estimate a price range that may be comfortable and realistic for you.

That gives us a much better starting point when we begin searching for the right home or property.

Pre-qualification is not about seeing how much house you can possibly buy. It is about understanding what makes sense for your life and your budget.

📋 What May a Lender Review?

Every lender and loan program is a little different, but a lender may ask about or review items such as:

  • Income and employment
  • Credit history and credit score
  • Monthly debts and obligations
  • Assets and available funds
  • Down payment resources
  • Loan program eligibility
  • Estimated taxes and insurance
  • Other information related to your financial situation

Do not worry if you do not already know every answer. The lender’s job is to walk you through what they need and explain the financing options that may be available to you.

💰 Your Comfortable Price Range Matters

A lender may tell you what you appear to qualify to borrow, but that number is only part of the conversation.

You still need to think about what monthly payment feels comfortable to you and how homeownership fits with the rest of your financial life.

Your housing payment may include more than principal and interest. Depending on the property and loan, taxes, homeowners insurance, flood insurance, mortgage insurance, HOA dues, or other expenses may also affect your monthly cost.

We want you to buy a home you can enjoy—not one that makes every month feel stressful.

🔎 Pre-Qualified vs. Pre-Approved

You may hear both of these terms during your home search.

The exact process and terminology can vary by lender, but generally, pre-qualification is an early estimate based on the financial information you provide, while pre-approval may involve a more detailed review of your credit, income, assets, and supporting documents.

Your lender can explain exactly what their process includes and which type of approval is appropriate for you.

✅ Why This Helps When It Is Time to Make an Offer

Once you find the right property, things can move quickly.

Having already talked with a lender means you have a better understanding of your financing, know who to contact when you are ready to move forward, and may be better prepared to provide the financing information needed with an offer.

It also keeps us from spending time looking at homes that do not fit the financing plan you and your lender have established.

🚏 Before We Get Back on the Road...

Here are a few questions buyers often have before beginning their home-buying journey.

💵 Does getting pre-qualified mean I have to spend that much?

No. A lender may help establish a maximum or estimated price range, but you decide what purchase price and monthly payment feel comfortable for you.

🏠 Should I wait until I find a house before talking to a lender?

We recommend having the financing conversation first. That way, when you find a property you love, you already have a better understanding of your options and can make decisions with more confidence.

💳 What if I am worried about my credit?

Talk with a lender before assuming you cannot buy. They can review your situation, explain what loan options may be available, and tell you if there are steps that could help you prepare for a future purchase.

💰 How much money will I need?

That depends on the loan program, purchase price, down payment, closing costs, and other details of your transaction. Your lender can help estimate the funds you may need so there are fewer surprises later.

📝 Is pre-qualification a final loan approval?

No. Final loan approval generally depends on additional lender review, the property, appraisal, underwriting, and other requirements that apply to your particular loan.

📍 Mile Marker

Knowing your financing before you shop gives you direction.

You do not need to understand every loan program or have every document memorized before you begin. You just need a lender who can explain your options and a real estate team that knows where you are headed next.

Once we know the financial lane we are traveling in, we can start focusing on the fun part: finding the right home.
