WANTS
These are features you’d love to have but could live without—a pool, fireplace, large kitchen island, extra garage bay, screened porch, or other bonus feature.
DEAL BREAKERS
These are the things you already know simply won’t work—perhaps an HOA, stairs, too little land, or restrictions that interfere with how you need to use the property.

For example, perhaps you want at least 2,000 square feet, but a wonderfully designed 1,900-square-foot home may live much larger than another home with 2,200 square feet.
Start with your most important criteria. We can fine-tune from there.
🗺️ Location Is About More Than the Address
Especially here in South Mississippi and along the Mississippi Gulf Coast, evaluating a property means looking beyond the house itself.
Depending on the property, we may want to consider things such as:
- Location and surrounding area
- Road access and everyday driving
- Shopping, work, medical care, and conveniences
- Flood zone considerations
- Water and sewer or well and septic
- Internet and utility availability
- Covenants, restrictions, or HOA requirements
- Surrounding land uses
- Whether your intended property use may be permitted
- Access, easements, and other rural-property considerations
You don’t have to become an expert in all of these things before you start searching.
📷 Don’t Judge a House Only by Its Photos
Online photos are incredibly helpful, but they don’t tell the whole story.
Professional photography can make rooms appear larger, brighter, or different than they feel in person.
And the opposite is true, too.
We’ve seen properties that didn’t photograph particularly well turn out to be wonderful homes once we walked through the door.
Use the pictures to help you decide what deserves a closer look, but try not to fall completely in love—or completely rule something out—based on photos alone.
Sometimes you simply have to go see it.

Here’s something buyers don’t always expect: your wish list may change.
You might begin convinced that you need a formal dining room and realize after several showings that you’d rather have a larger kitchen.
You may think you want ten acres and discover that five gives you everything you need.
Or you may walk into a style of home you never considered and think, “Oh. THIS is what I’ve been looking for.”

Here are a few questions buyers often have while searching for a home or property.
🏡 How many homes should I see before making an offer?
There’s no magic number. Some buyers find the property they love very quickly. Others need to see several before they’re comfortable making a decision. The goal isn’t to reach a certain number. It’s to learn enough about the market—and about your own preferences—to recognize a strong possibility when you find it.
🔔 How quickly should I schedule a showing when I find something I like?
If you’re genuinely interested, tell us. Depending on the market, a desirable property may receive attention quickly. We’ll help you determine how soon we need to see it and arrange a showing when possible.
💰 Should I look at homes above my price range?
Your pre-qualification or pre-approval and the monthly payment you’re comfortable with should guide your search. A property listed slightly outside your preferred range may occasionally be worth discussing, but we don’t want your search centered around homes that aren’t financially comfortable for you. The goal is to love your new property after you buy it, too.
🌳 What if I’m looking for land or acreage instead of a traditional home?
Tell us exactly how you hope to use the property. Buying acreage can involve considerations that aren’t obvious from an online listing—access, utilities, restrictions, flood zones, easements, improvements, livestock use, and more. We’ll help you know what questions to ask as we narrow your choices.
