How much cash will I need up front?
Plan for funds to cover a few key items along the way:
- Earnest Money Deposit: Usually $500 up to 2% of the purchase price, held in escrow after your offer is accepted. This money is applied to your purchase at closing, or may be returned to you if you don't close on the transaction.
- Home Inspection: Typically around $350–$500, paid directly to the inspector at the time of service.
- Appraisal (if financed): Often $500–$700, billed by your lender before closing. You may be able to include this cost in any closing costs the Seller agrees to pay.
- Cash to Close: Your down payment (if you have one) + closing costs, minus any credits such as your Earnest Money Deposit. Your lender and title company provide an exact figure several days before closing.
We’ll help estimate these costs early so you can plan with confidence. You may also be able to negotiate with the seller so they cover some or all of the closing costs (excluding your down payment).
How long does the buying process take?
With financing: typically 30–45 days from accepted offer to closing. Cash: as fast as 10–14 days, depending on inspections and title work.
- Pre-approval: 1–2 days after documents are submitted.
- Home search: varies with inventory and your schedule.
- Inspections: usually within the first 7–10 business days after contract.
- Appraisal (if applicable): roughly a week for the report once the appraiser visits the property, then lender review.
- Final walk-through: typically the day before or day of closing.

Yes. A pre-approval helps you set a confident budget, shows sellers you’re serious, and lets you move quickly when the right home hits the market. You’re always free to choose any lender you prefer.
