When are property taxes due?

In Mississippi:

  • Tax statements are mailed in December.
  • Taxes come due January 1 and are late on February 1.
  • Beginning February 1, unpaid balances accrue a 1% penalty per month.
  • If still unpaid by August, the property may be included in the County Tax Sale.
  • Mississippi taxes run in arrears — the current year’s taxes are due on January 1 of the next year.
