📝 Read the Entire Offer

A purchase offer is a package of price, financing, deposits, contingencies, requested costs, deadlines, personal property, and other terms. One attractive number does not tell the whole story.

We review the written offer with you, identify the decisions it requires, and explain how the terms may affect your proceeds, timing, responsibilities, and likelihood of closing.

💰 Price and Seller Proceeds

We consider the offered price together with requested closing costs, concessions, repair allowances, commissions, taxes, payoff information, and other expected expenses. When helpful, we prepare or update an estimated net sheet so you can compare offers more realistically.

The estimate is not a guarantee of final proceeds, but it can help you evaluate the financial effect of each proposal.

🏦 Financing and Buyer Strength

Cash, conventional, FHA, VA, USDA, and other financing types may involve different requirements. We review the information provided with the offer, including pre-approval or proof of funds, while recognizing that the buyer’s lender makes the financing decision.

We also examine proposed earnest money, financing deadlines, appraisal provisions, and contingencies that may affect certainty.

📅 Timing and Conditions

Closing date, possession, inspection periods, sale-of-home contingencies, repair requests, and included items can matter as much as price. We help you identify which terms fit your needs and which may create difficulty.

You may accept, reject, counter, or allow an offer to expire. We explain the options and carry out the response you choose.

Do I have to accept a full-price offer?

Not necessarily. Your obligations depend on your listing agreement, the offer’s complete terms, and applicable law. We will explain the situation and recommend that legal questions be directed to an attorney.

Can I consider more than one offer?

Yes, when multiple offers are received, we present them and explain the available response strategies. You decide how you want to proceed.

Can we verify the buyer is qualified?

We review the pre-approval or proof of funds provided and may communicate with the buyer’s lender as permitted, but only the lender can make the final financing determination.
