🔍 The Buyer Leads Due Diligence
The buyer typically selects and pays inspectors or other professionals to evaluate the property during the contract’s due diligence or inspection period. Depending on the property and contract, evaluations may include general home, termite, septic, well, structural, roof, HVAC, electrical, plumbing, environmental, or other inspections.
We coordinate access based on the contract and your instructions, but the inspectors work for the buyer unless you separately hire your own professional.
📋 Inspection Reports and Requests
An inspection report does not automatically require you to repair every item it lists. The buyer may accept the property, request repairs or concessions, exercise a contractual right to cancel, or take another action allowed by the agreement.
We review the buyer’s written request with you, explain the relevant contract terms, and help you evaluate the cost, timing, and effect of the available responses.

You may agree to all, some, or none of a request unless the contract or law requires otherwise. Alternatives may include completing a repair, providing a credit when permitted, adjusting other terms, or declining the request.
We negotiate according to your instructions and document any agreement in writing. If a condition requires specialized knowledge, we encourage you to obtain advice or estimates from qualified professionals.

If you agree to repairs, the written agreement should identify what must be completed and when. Keep invoices, receipts, warranties, permits, and other supporting records.
We track the deadline, help coordinate documentation, and prepare for any reinspection or final walk-through required by the contract.
