📝 Before You Sign
The closing professional prepares the documents needed to transfer ownership and complete the financial settlement. Review the final figures when they become available and ask questions about anything you do not understand.
Bring the identification and documents requested by the closing professional. If you will sign remotely or through a power of attorney, those arrangements must be approved well in advance.
💰 Seller Proceeds
Your final proceeds are calculated after paying the mortgage or other liens, taxes, commissions, agreed costs, prorations, and other charges shown on the settlement statement. Funds may be delivered by title-company check or wire transfer according to the closing professional’s procedures and your verified instructions.
Wire fraud is a serious risk. Never rely on emailed wiring changes without independently verifying them through a known telephone number.
🔑 Possession and Property Condition
Follow the contract for possession, keys, garage remotes, access codes, included personal property, and the condition in which the home must be delivered. Unless otherwise agreed, remove belongings and trash and leave the property reasonably clean.
The buyer may conduct a final walk-through to confirm the property’s condition and any agreed repairs. Tell us immediately if something changes before closing.
✅ When the Sale Is Complete
Signing documents does not always mean the transaction is immediately complete. The closing professional must finish the required steps, receive and disburse funds, and confirm that closing has occurred.
Do not release keys or assume the transaction is complete until the closing professional or we confirm it. Once confirmed, keep copies of your closing documents for tax and recordkeeping purposes.
