The first step in a successful sale is choosing someone you trust to help you navigate the road ahead.

Who do you want representing you?

Your REALTOR® should do much more than put your property in the MLS and wait for a buyer.

A good listing agent will help you prepare your property for the market, provide the information and professional advice you need to make pricing decisions, develop a marketing strategy, evaluate how the market responds, help you understand and negotiate offers, navigate inspections and appraisal issues, manage deadlines and details, and guide you all the way to the closing table.

You don’t need to know everything about selling real estate before you begin. You need someone you trust to help you navigate the road ahead.

💼 Experience Matters

Experience is more than the number of years someone has held a real estate license.

Markets change. Inspections uncover surprises. Appraisals don’t always cooperate. Buyers get nervous. Financing can hit snags. Contracts can become complicated.

You want someone who understands the process and knows how to help you navigate it when things don’t go exactly according to plan.

🗺️ Local Market Knowledge Matters, Too

Real estate is local.

Your REALTOR® should understand the market your property will be competing in and know how to evaluate recent sales, current competition, buyer activity, and changing market conditions.

They don’t have to have sold the house next door. They do need to know how to find the relevant information, interpret it, and explain what it means for your property.

You are hiring someone for their professional advice, not simply to agree with you.

Your REALTOR®’s job is to give you the information and professional advice you need to make those decisions, not to make them for you.

You should know who is handling your listing, how to reach them, and what to expect as you move through the process.

When there is showing activity, feedback, an offer, a deadline, or something that requires a decision, your REALTOR® should help you understand what is happening and what comes next.

Before choosing a REALTOR®, don’t be afraid to ask questions.

  • What experience do you have with properties and markets like mine?
  • How will you help me determine an appropriate listing price?
  • How will you market my property?
  • How will we communicate?
  • Who will actually handle my listing and transaction?
  • How will you help me evaluate and negotiate offers?
  • What happens after I accept an offer?
  • What should I expect from you between listing and closing?

And one of our favorite questions is simply:

Why?

If an agent recommends a particular price, repair, strategy, or response to an offer, they should be able to explain the reasoning behind that advice.
