If you’ve ever heard a REALTOR® talk about “comps,” you may have wondered what that means.
“Comps” is short for comparable properties. These are homes that have recently sold and are similar to the property we’re evaluating.
When reviewing comps, we look at things like location, square footage, age, acreage, condition, updates, and special features. No two homes are exactly alike, so comparable sales help us understand what buyers are paying for similar properties in the current market.

Why We Use Sold Prices Instead of Listing Prices
The key word is sold.
A listing price tells us what a seller hopes to receive. A sold price tells us what a buyer was actually willing to pay.
